A modern take on tradition

This Zanzibar hotel complex is designed with deep respect for local materials and building techniques, blending sustainability with timeless elegance. Every element, from the structure to the finishes, celebrates the island's character while offering a contemporary sense of luxury - where design itself is the ultimate expression of refinement.

The Sunway Complex in Zanzibar features a MAIN BUILDING (multipurpose facility), 3 FAMILY VILLAS, and 8 COUPLE VILLAS.

Given the steep terrain, the structures are strategically positioned across three terraced levels - at elevations of +12m, +9.50m, and +6.75m - forming a cascading layout. This stepped arrangement not only harmonizes with the natural landscape but also ensures that each villa has uninterrupted views of the sea. The separation between the villas, along with the natural greenery, enhances privacy for every unit.

In addition to the buildings, a well-integrated system of pathways, ramps, and stairs enables easy navigation throughout the complex, accommodating the site's sloping topography. The lowest row of villas is providing access, parking spaces and ramps for guests with disabilities.

MAIN BUILDING

The main building serves as a multifunctional space with a total surface area of 1,145m², spread across two floors.

The ground floor houses service rooms, a spacious lobby that opens up to the rest of the complex, offices, a spa area, and a private apartment for the manager. The upper floor offers hotel rooms with the views, a lounge/coworking zone, and a restaurant.

To accommodate these diverse functions, the structure is divided into three distinct volumes, each connected by stone walls.

This design strategy reduces the building's visual length and allows for phased construction. Inside, a series of garden patios create green spaces that further define and separate the various functional areas.

The building's elongated form also acts as a barrier, providing privacy to the villas by shielding them from the busy road. Its sloped roof, covered with the traditional makuti technique, integrates the structure with the natural surroundings.

Stone walls are used as architectural elements that function as screens, ensuring the service areas remain discreet and private.

FAMILY VILLA

The Sunway complex features three 128 m² Family Villas, each designed for up to six guests (4+2). For the villas, the focus is on creating a sense of privacy and connection to the ocean. Strong lateral walls not only shield each villa from its neighbors but also guide the occupant's experience toward the sea. The villas are divided into three distinct volumes, with each part responding to the natural terrain. The upper level provides expansive ocean views, the ground floor opens onto lush gardens and the pool, while the base anchors the structure, serving as its foundation.

Interior views

Ground floor: Open-plan living flows to a private garden and pool. A clever kitchen under the stairs, guest toilet, and utility room add convenience. Enjoy tropical luxury with an outdoor shower and al fresco dining.

Upper floor: Two master bedrooms with ocean views. Split bathrooms allow multiple guests to get ready at once, and a quiet work zone is perfect for remote work or study.
